Part of the site had already been identified as a potential draft allocation in the emerging Neighbourhood Plan for up to 33 homes with 25% affordable housing, with the remainder of the site allocated for a rural exceptions development with up to 100% affordable housing provision.
Working with the landowners the St Aubyn Estate, during the master planning exercise, our designers found that it would be difficult to deliver the initial 33 homes of the Neighbourhood Plan allocation without compromising good urban design principles.
After lots of dialogue with the Parish Council, we submitted an Outline Application for a scheme which spread the development across the whole site, proposing that a more flexible approach should be adopted on the part of the site which had been allocated for rural exceptions development. This resulted in a scheme for 44 dwellings, of which between 16 and 25 would be affordable homes.
Whilst we received an officer recommendation for approval, councillors unfortunately overturned this recommendation and refused planning permission. We appealed the decision and this was approved in December 2019.
The site has subsequently been successfully sold to a local house builder.
